Embassy Suites Denver Downtown – Convention Center
In a prime location next to the Colorado Convention Center and downtown in Denver, the Embassy Suites Denver Downtown/Convention Center joined the Sage portfolio in July 2012. In its beginning, it was the only LEED certified hotel in the city, and built to be “not your average” Embassy Suites hotel. With expansive meeting space and a prime location, Sage saw the opportunity to push this hotel past its boundaries and sell it aggressively.

A quiet giant in downtown Denver, Sage saw the potential to turn this convention center location into something that drove its own meetings and events. The hotel was often sold as “just” and Embassy Suites, but the meeting space needed a stronger voice to fill 22,500 square feet. RevPAR and service standards were struggling when Sage took over, and we saw plenty of room for improvement.
Sage’s team immediately moved in and started evaluating what made the hotel special, how can we make it stand out among other nearby hotels and how can we leverage the unique design and service features to drive rate in a market that is growing rapidly. Within one year of management under Sage, the Embassy Suite’s RevPAR ranking improved from 5th to 1st in 2013. By 2015 the hotel was part of the top 90% for Hilton Guest Satisfaction Scores. Also in 2015 the hotel sold to Carey Watermark at the highest per-key transaction in Denver history. Sage continues to manage the property on behalf of Carey Watermark.
